Absolute Auctions-The property is sold day of auction to the highest bidder, regardless of price with no minimum bid requirements. This is the most productive type of Real Estate auction - this method often generates the greatest level of interest. NOTE: The auctioneer has the option of canceling an absolute auction, prior to bidding, if circumstances are deemed unfavorable to the seller.
Published Reserve- There is a minimum bid that is published in all advertisements and that must be met before the property will be sold. Now, we all know that the "ABSOLUTE AUCTION" is often times the best and most productive alternative; but sometimes it may just not fit the circumstances or perhaps our sellers are rightfully nervous about an uncertain outcome. Enter the "published reserve" auction. Here we are looking to create the same level of excitement and buzz as an absolute auction but with more control over outcome.
Unpublished Reserve- There is a minimum bid that must be met before the property will be sold. The price is NOT published for the public.
NOTE: We always strive to secure an opening bid, regardless of the type of auction pending. This increases the comfort level for our sellers and often times increases public participation in the auction event.
